Annual Homeowner’s Meeting – Please join
us!

Pizza will be served just before the start of
the meeting!
When: Wednesday, July 23rd, 7:00 pm
Where: Monarch View park and playground area, bring your lawn chairs
Agenda: Discussion of annual budget and dues, ongoing upkeep of
common areas, recent and planned projects, and recent activities
in Monarch View. Board elections will also be held.
Three positions will be up for election, President, Treasurer(s),
and Pool Director(s). Board members meet monthly to discuss and plan
action on current and ongoing issues or projects. They also give
their time for necessary phone calls, meetings with vendors, the
bank, etc. Election is for a two year term. Our board members all
volunteer their time as a service to us and their community. Please
considering volunteering or running for an office.
We owe our outgoing board members a big “Thank You” for
their time and service in an effort to make this the best place
to live!
President
The official description of the office as described in the By-Laws:
The President shall preside at all meetings of the
Board of Directors; shall see that orders and resolutions
of the Board are carried out; shall sign all leases,
mortgages, deeds and other written instruments, and shall
co-sign all checks and promissory notes.
Realistically, there are other things to do, of course, but, you
also get to meet many of our residents and we’re all nice people!
Treasurer(s)
The official description of the office as described in the By-Laws:
The Treasurer shall receive and deposit in appropriate
bank accounts all monies of the Association, and shall
disburse such funds as shall cause an annual audit of
the Association books to be made by a public accountant
at the completion of each fiscal year; and shall prepare
an annual budget and statement of income and expenditures
to be presented to the membership at its regular annual
meeting, and deliver a copy of each to the members.
Right now, the Treasurer’s position is performed by one person but
two people may share the job just to make it easier and quicker.
Pool Director(s)
This position was created by the board and does not have an official
description in the By-Laws. Duties include oversight of the pool,
its needs and improvements, supply new or replacement pool keys,
schedule reservations for rental of the pool party room, act as
the contact for our pool company and attendants, and to purchase
equipment, supplies, furniture, etc. as needed.
Two people are currently sharing these duties. One or two people
may handle the job.
Homeowner’s Dues
We have had difficulty collecting 2008 dues from various
homeowners this year. Extremely late payments or no payment at all
has delayed setting the budget for this year. Without knowing how
much money we have to work with we don’t know if we can pay our bills
for mowing, water for the pool, family events like the Fall Fun Fest
and Easter Egg Hunt, and all the other costs that go in keeping Monarch
View looking great.
New rules will be discussed at the meeting, included on the web
site, and specified in the next dues invoice to each homeowner.
- Invoices will be mailed in late November 2008
- 2009 dues are due January 31, 2009
- One late notice will be sent that will include a late fee
- All unpaid accounts will then be turned over to a collection
agency
- Non-payment of dues results in the loss of all privileges including
use of the common grounds, ponds, pool, and playground, and attendance
at all Monarch View activities. A lien against the property may
be filed.
